Das Ferienhaus „Erika" liegt im ruhigen Weiler Trivio, etwa 12 km vom historischen Zentrum von Ripatransone entfernt, im Herzen der italienischen Marche. Das zweistöckige Einfamilienhaus befindet sich inmitten offener Felder und sanfter Weinberge und bietet einen stillen, sonnigen Rückzugsort auf dem Land. Das Anwesen liegt auf einem vollständig eingezäunten Privatgrundstück von 1.000 m², das mit Blumen und alten Bäumen geschmückt ist und eine natürliche, entspannende Atmosphäre schafft. Das großzügige Grundstück bietet reichlich Platz im Freien, um sich zu entspannen und die natürliche Schönheit der italienischen Landschaft zu genießen.

Der Garten ist naturnah gestaltet, sorgfältig gepflegt und mit Blütenpflanzen sowie Bäumen bestanden. Gartenmöbel sind vorhanden, ebenso ein Barbecue für Mahlzeiten im Freien an warmen Sommerabenden. Der Zugang zum Haus erfolgt über einen Treppenweg mit 16 Stufen, der zum Eingang des Anwesens führt.

Immersed in the green territory of the Colfiorito plateau, Villa Cappelletti is an elegant villa nestled in a small borgo between Umbria and Marche. This old villa dates back to 1600 and the relationship between it and the rest of the borgo, which developed around the villa, serving it and the noble family who resided there, is immediately evident. The chapel of the borgo, the Church of San Michele Arcangelo, is at the back of the villa and attached to it. After the 1997 earthquake that shook Umbria and Marche, the villa was rebuilt and restored down to the smallest detail, enhancing its original architectural character. The rooms are spacious and welcoming, furnished in Art Nouveau style. The renovation undertaken by the owners has been very accurate and has preserved the original value and charm of the villa. The splendid panorama over the Colfiorito plateau, with its meadows, woods and cultivated fields, the absolute quiet of this pristine valley, the elegant rooms, allow guests to spend a relaxing period in contact with nature, in a domestic environment, pampered by the comforts of the house and the surrounding park. The villa is spread over four levels connected by an internal staircase. GROUND FLOOR – The main entrance is accessed via an external staircase (20 steps), and through the French door you enter a spacious living room featuring a sitting area with TV, piano, fireplace, bar corner, study area, and a dining area with direct access to the porch. From here, you reach the kitchen, equipped with a wood-fired oven. The floor is completed by three guest bathrooms, one of which is suitable for people with disabilities. FIRST FLOOR – Two suites with a double bedroom, a single bedroom, a living room, and a bathroom with shower; three suites with a double bedroom, a living room, and a bathroom with shower. SECOND FLOOR – Home cinema room with projector; bathroom with shower; two double bedrooms each with an additional single bed on a loft and en-suite bathroom with shower. BASEMENT – Children's playroom; laundry room; bathroom with shower; wellness area with two hot tubs, sauna, and sensory shower. Air conditioning only in the bedrooms.
Park:
The park and garden for the exclusive use of guests are completely fenced and spread over several levels for a total area of about 3000 sq m. The garden is covered by well-kept areas of lawn shaded by cedars of Lebanon, firs, maritime pines and lime trees with benches to admire the wonderful panorama of the plateau that stretches between the two regions of Marche and Umbria. Roses, geraniums, Lydian broom and various flower beds with Cerastium tomentosum (snow-in-summer) and wild geraniums embellish the garden and enhance the scenic atmosphere of the place. In the upper part of the garden, adjacent to the villa, is an area with sofas, hammock and a portico equipped with tables and chairs, ideal for outdoor meals. A path leads to the infinity pool, equipped with a small beach suitable for younger children and Roman steps. The solarium area is equipped with sunbeds, umbrellas and a gazebo with sofas. Also in the pool area is a bar corner equipped with a fridge, ideal for poolside apéritifs while enjoying the wonderful view, a barbecue area, a wood oven and a bathroom with shower. Another path leads to the lower level of the garden used as a parking area with 6/7 uncovered parking spaces.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The swimming pool is located at a lower level than the villa which is about 50 metres away. It can be reached via the main flight of 20 steps and the paved drive. Measuring 17 x 6 m with a constant depth of 1,20 m, it is lined in PVC with a particular colour that helps render the water a beautiful deep blue colour and has chlorine purification and internal lights. Entrance to the water is via a little beach and large steps. The solarium in stamped concrete is equipped with sunbeds and umbrellas, a gazebo with sofas, an outdoor shower, an adjacent bathroom with shower and a bar corner with fridge. The pool is open from the first Saturday in April to the last Saturday in October.

Casale Principessa, just a few metres from the main road, is surrounded by greenery, in an enchanting atmosphere and against the backdrop of an extraordinary natural setting. The property is a former farmhouse that was completely renovated in 2009. Made of brick, it has wooden-beamed ceilings and Florentine terracotta floors. On two levels, it enjoys a splendid view of the surrounding hills. In this splendid secluded setting, guests can spend a comfortable stay in full harmony with the surrounding countryside, enveloped in a quiet atmosphere but enlivened by the sweet sounds of nature. The lovely swimming pool, literally just one step away from the house, completes this ideal place for those who wish to switch off and abandon themselves to total relaxation.

The house has 2 floors. The main entrance on the ground floor leads directly into the open-plan dining room communicating with the sitting room with double sofa bed. A small corridor leads to the built-in kitchen. Serving the ground floor is a bathroom with shower. An internal staircase leads up to the first floor with a double bedroom with panoramic terrace. Completing the first floor are another 2 double bedrooms and a bathroom with tub that serves the entire first floor. The ground floor has access out to the portico set up with comfortable chairs and a table. Air Conditioning only in the bedrooms.
Park:
Casale Principessa stands within a partially fenced property, with a manually-opening gate at the entrance, located in a magnificent panoramic position with a pleasant sweeping view of the surrounding countryside. The house is surrounded by a lawn area and enriched by olive trees, willows, elms and cypresses as well as bushes of dog roses and gorse. At the guests' disposal are fruit trees: cherry, apricot, fig and apple. Under the portico is a dining area where guests can dine, immersed in the tranquillity of nature. The outdoor area is completed by a lovely swimming pool with solarium and a 3-car parking area in front of the house.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The rectangular pool is located on terracing at the same level as the house which is just 5 m away. Measuring 9 x 4 m with a constant depth of 1,4 m, it is lined in PVC and has salt purification, internal lighting and Roman steps for access to the water. The solarium area surrounding the pool measures approximately 100 sq m and is equipped with sunbeds, deckchairs and an umbrella. The pool is available to guests from the last Saturday in April to the first Saturday in October.

The villa is arranged on two levels. The main entrance on the ground floor opens into the dining room, complete with kitchen and satellite TV. To the right is the living room with sofas, leading to the double bedroom (with a divisible bed) and the private bathroom with shower. Also on the ground floor are a second kitchen and a bathroom with shower. The first floor, accessible from the staircase in the dining room, houses three double bedrooms, one with a splendid panoramic terrace, and a bathroom with bathtub.

The outdoor area, approximately 1,500 square meters, features a beautifully landscaped garden surrounded by lush vegetation. Please note: photo shoots usually take place in spring, so the colors and blooms of the gardens, lawns, and parks may vary once you enter the villa.
Pool:
The thoughtful architectural design has allowed for the creation of an elegant swimming pool complete with a hot tub, which blends seamlessly with the surrounding spaces. Moderately irregular in size, considering the available outdoor space, it measures 9 x 5 m (the narrow side is 2 m), with a constant depth of 1.40 m. Access to the water is via an internal brick staircase. The water is salt-purified and lined with PVC. The pool decks are made of non-slip stoneware. The pool is open to guests from the last Saturday in April to the first Saturday in October and is equipped with sun loungers and a beach umbrella.

It is close to Acqualagna, territory of the most famous and expensive truffles on the market. The villa has two floors connected by an internal staircase and is furnished with taste, top quality materials and design furniture. The house was built with a natural and refined style, with great care and attention to detail, in perfect harmony with the natural setting that surrounds it. With such enchanting scenery as its backdrop, it is the ideal location for spending wonderful moments. All the rooms in the main house are air conditioned and decorated in a rustic-modern style, with exposed wooden beams and wooden floors. The attractive swimming pool, just a few steps from the property, complete this ideal spot. Note: the area is not covered by GSM signal, so mobile phone reception may be unavailable or very weak. The property consists of a main building and a small annex at the back. VILLA: The villa has two floors. The ground floor consists of: the main entrance, a large living room with fireplace, a kitchen open to the living area with dining table and a bathroom with shower. An internal staircase leads up to the first floor consisting of a sitting room with TV, PlayStation and Wii. Also on this floor is a double bedroom, a triple bedroom with double bed, single bed and walk-in closet, plus a bathroom with shower. ANNEX: The small single-floor annex, at the back of the villa, which is about 3 m away, is composed of a bedroom with a single sofa bed.

The property covers an area of approximately 25 hectares. The villa is surrounded by a garden with lawn and olive trees, holm oaks, lavender and herbs. In the large organic vegetable are tomatoes, lettuce, cucumbers, green beans, eggplant and strawberries, all available to the guests. A splendid furnished portico at the main entrance of the villa allows guests to enjoy outdoor meals surrounded by nature and overlooking the gentle hilly landscape. Completing the outdoor area is an attractive swimming pool with sunbathing area where guests can enjoy every moment of the day.
Swimming Pool
The panoramic rectangular-shaped pool is only 5 m from the main building, and is situated at the same level as the house. The pool measures 12 x 6 m with a constant depth of 1,35 m, and is equipped with a waterfall and internal and external lighting. It is lined in PVC and has oxygen purification. The outer edge is in white Pierrà stone and access to the water is via Roman steps. There is a hot-water shower next to the pool. The sunbathing area is also paved in white Pierrà stone and is equipped with 6 sunbeds and 1 beach ombrella. The pool is available to guests from the last Saturday in Aprilto the first Saturday in October.
